If you do, and your tenants share facilities such as the kitchen, bathroom or laundry you are probably operating what’s considered a boarding house under the Residential Tenancies Act 1986(external link) and must comply with tenancy law.

Boarding house tenancies and standard residential tenancies share many of the same requirements, but there are some differences.
